Commercial Building Survey

A building survey is a customised service suitable for all commercial properties and gives full details of their construction and condition. You are likely to need this type of survey if, for example, the property is unusually built or run-down if the property has been significantly altered, or if you are planning major conversion or renovation.

Building surveys are usually tailored to your needs. The report includes detailed technical information on materials, as well as details of the whole range of defects. The report also includes photographs.

A Condition Survey could be undertaken on behalf of a Landlord or prospective Tenant, in order that a Schedule of Condition can be drawn up to accompany and lease and be relied upon when the Landlord's Surveyor provides a Schedule of Dilapidations.

Dilapidations / Schedules of Condition

We can advise both landlords and tenants on the repairs needed and the costs each will need to pay at the expiration of a lease or before the intended work commences. Many of our occupier clients instruct us to prepare a Schedule of Condition so that they are under no obligation to put the property into better condition than existed at the commencement of the Lease.


We undertake mortgage valuations for many of the leading banks and building societies across a range of residential and commercial properties.

We also undertake valuations for probate; capital gains tax; insurance and relocations. It is important to note that a Valuation is not a survey.

Expert Witness

We can offer the services of expert witness in such matters as boundary disputes, compensation claims and valuations of residential and commercial properties. We have been trained by the Expert Witness Institute in forensic report writing and appearing in court as expert witness.

Party Walls

A service provided for owners or neighbours where there is an intention to carry out work on a party wall or within 6 metres of the neighbour's building. The Party Wall Act 1996 requires that the correct notice has to be served and an agreement drawn up to safeguard the interests of both parties. This is usually accompanied by a Schedule of Condition together with photographs to record the condition of the neighbouring property prior to the commencement of building works.
